Property Title Fraud Unfolds in Almena Township as Man Charged With Two Felonies
*PAW PAW, MI* — A 40-year-old Richland man is facing two felony charges after the Van Buren County Sheriff's Office says he attempted to cloud the title of a property he was trying to purchase by filing multiple liens without lawful cause.
George Demarkus Parnell made an offer on a home in the 22000 block of M-43 Highway in Almena Township and had reached an agreement to buy the property, according to Sheriff Daniel Abbott. However, Parnell failed to honor the terms of the buy/sell agreement, resulting in the immediate termination of the purchase.
Rather than walk away, the suspect then filed multiple liens against the property through the Van Buren County Register of Deeds Office, clouding the property title and potentially jeopardizing the legitimate ownership of the property.
The Charges
The Van Buren County Prosecutors Office authorized two felony charges against Parnell:
- Real Property-Fraudulent Conveyances — Felony
- Real Property-Encumber Without Lawful Cause — Felony
What Happened Next
Parnell was arrested and is currently lodged in the Van Buren County Jail, being held on bond.
The Sheriff's Office reports that they conducted a thorough fraud investigation into the incident, which unfolded after the suspect requested a showing of the property that was listed online through a realtor.
Community Impact
This type of property title fraud can have serious consequences for all parties involved. When a property's title is clouded by unauthorized liens, it can complicate or prevent the sale of the property, potentially costing the legitimate buyer significant time and money.
The Sheriff's Office emphasized that such fraudulent activity undermines the integrity of the real estate transaction process and can have lasting impacts on property owners and communities.
